Highlights
- Statistics Canada’s New Housing Price Index tracks changes in new residential house selling prices at contract signing, reflecting September market trends.
- The index covers single, semi-detached, and townhomes across 27 metropolitan areas nationally, creating a consistent benchmark for market participants.
- Since the August 2025 reference period, Statistics Canada has expanded NHPI coverage by adding more data sources and continues to pursue further expansion.
September index scope and methodology
As reported by Statistics Canada, the New Housing Price Index measures changes over time in the selling prices of new residential houses based on prices agreed between the contractor and the buyer when the contract is signed. The measure covers new single homes, semi-detached homes and townhomes, including row or garden homes. Prices collected from builders are recorded net of value-added taxes, including the federal goods and services tax and provincial harmonized sales tax.
The agency says the detailed specifications for each new house remain the same between two consecutive periods, helping isolate price changes rather than shifts in housing features or quality.
Coverage expansion and market relevance
The index is available at the national and provincial levels as well as for 27 census metropolitan areas, giving market participants a comparable benchmark across major regions in Canada.Statistics Canada says the index is not seasonally adjusted and is not subject to revision. Since the August 2025 reference period, coverage has been expanded to include additional data sources, and that work continues as the agency looks for further ways to broaden NHPI coverage.
In our earlier article on the National Housing Expo in the Philippines, we outlined how DHSUD and Pag-IBIG Fund planned to bring together tens of thousands of housing units with on-site loan assistance and promotional financing for eligible members. We also noted the Expanded 4PH Program’s higher loan ceilings and subsidized or discounted interest rates aimed at improving affordability and widening access to homeownership.
