Trump Maldives project moves forward with real estate tokenization
The Trump Organization and Dubai-based developer Dar Global have finalized plans to tokenize borrowing rights for their Trump International Hotel Maldives project. The tokenization process will be handled by Securitize, one of the most experienced companies in the real-world asset (RWA) sector.
Eric Trump announced Securitize’s involvement during the “World Liberty Forum” crypto summit held at Donald Trump’s Mar-a-Lago residence in Florida. Around 300 leading financiers, politicians, and crypto industry figures attended the exclusive event. Eric Trump also named WLFI as a co-executor of the project’s cryptocurrency component.
“We created World Liberty Financial to open decentralized finance to the world… Today’s announcement extends that access to tokenized real estate,” Eric Trump said at the summit.
Plans to tokenize the Maldives resort were first unveiled in November. According to updated details reported by CoinDesk, the resort—developed by Dar Global in partnership with the Trump Organization—will feature approximately 100 beachfront and overwater villas and is expected to be completed by 2030.
Pros and cons of real estate tokenization
Instead of direct real estate investments, accredited investors meeting specific criteria will be able to purchase tokens representing defined portions of the value of the villas under construction. Investors will receive fixed returns and payments tied to loan repayment performance. The offering will comply with U.S. private placement regulations and include resale restrictions.
While tokenization of traditional assets such as stocks and funds is gaining increasing attention from Wall Street firms, real estate still represents a relatively small share of the $25 billion tokenized asset market. Proponents argue that blockchain technology could unlock significant capital for construction projects, particularly commercial developments. However, regulatory complexities and limited secondary market liquidity remain key challenges.
