Newlyn Group nears completion of first warehouse at Gqeberha logistics park
Newlyn Group is moving ahead with its R640 million logistics park in Gqeberha, with the first 10,000m² warehouse set for practical completion by December 2026. The 150,000m² development near the Port of Gqeberha is designed to serve logistics, FMCG distribution, courier operators and light manufacturing tenants.
Highlights
- Newlyn Group will complete Phase 1A at Gqeberha with a 10,000m² warehouse, 10,000m² yard, and up to 300m² office space in October 2026.
- Phase 1B construction, matching the first warehouse and yard, begins this month as part of a wider site approved for future warehouses of 12,000m², 7,000m², and 3,000m².
- Total project value is approximately R640 million, with features including 15-year anti-corrosion steel, rooftop solar readiness, and enhanced utility and security systems.
Phase rollout and site specifications
As reported by Moneyweb, citing Newlyn Group in a project release issued on 15 October 2026, Phase 1A includes a 10,000m² warehouse, a 10,000m² heavy-duty yard and between 200m² and 300m² of office space. The Durban-headquartered private logistics property developer says construction on Phase 1B, a second matching 10,000m² warehouse and yard, is due to begin this month. The wider scheme has approvals for later warehouse configurations of 12,000m², 7,000m² and 3,000m² to match tenant demand. The Industrial 1-zoned site on Cape Road, the R102, sits about 5km from the N2 and around 20 minutes from the Port of Gqeberha.
The buildings are being developed with 200mm FM2 power-floated concrete floors for uniform loads of 10 to 12 tonnes, a 24m x 24m column grid and 10.5m height to the structural truss. Newlyn says that layout allows tenants to use conventional materials-handling equipment instead of investing in specialised narrow-aisle machinery, while external yards match warehouse floor space on a 1:1 basis.
Logistics demand and operational positioning
The park is targeting clean logistics users, FMCG distributors, courier operations and light manufacturing, reflecting Newlyn Group's focus on supply chain and multimodal freight assets across South Africa's coastal and inland corridors. The overall development is expected to carry a value of about R640 million as the group expands its footprint in a port-linked industrial market.Structural steel at the site is treated to a 15-year anti-corrosion specification, and the buildings are engineered to support rooftop solar photovoltaic panels. The park also includes fire protection, utility backup systems and perimeter security designed beyond standard municipal minimums.
In comments included in the release, Persad says the first phase establishes the systems, local relationships and development processes needed to respond more quickly as tenant requirements emerge. That readiness could help the developer accelerate later phases while keeping specifications consistent across the park.
Our earlier coverage of Equites Property Fund’s interim results explained how the REIT lifted its interim distribution while accelerating its exit from the UK and redirecting capital to South Africa. We noted that proceeds from the Aviva portfolio sale helped cut leverage and strengthened liquidity, positioning Equites to reinvest in ESG-aligned domestic logistics properties where demand dynamics remain supportive.
