Ayala Land bets on transit links to lift Arca South demand in Taguig
Arca South transit boost

Ayala Land expects major transport projects to strengthen demand at its 74-hectare Arca South estate in Taguig City as it starts turning over units at Gardencourt Residences. The company says the site’s links to rail, bus and expressway networks could improve accessibility across Metro Manila and support decentralization of urban activity.

Highlights

  • Ayala Land expects transport and road projects linked to Arca South, including a Skyway connection and mass transit, to boost residential demand as unit turnover begins.
  • The Taguig City Integrated Terminal Exchange at Arca South aims to serve up to 160,000 passengers and 5,200 vehicles daily starting in 2028, enhancing connectivity.
  • Gardencourt Residences in Arca South has begun unit turnover in its Molave tower, with the 230-unit Narra tower scheduled for completion by March 2027.

Transport buildout and residential turnover

As reported by BusinessWorld Online, Ayala Land said transport and road projects tied to Arca South are expected to improve access to the estate and help support demand as residential unit turnover begins.

Jaime Zobel Urquijo, group head for urban estates at Ayala Land, said at a news briefing on Oct. 23 that the estate’s mass transit connections and direct link to the Metro Manila Skyway set it apart from many other developments. He said the convergence of rail, bus and road networks at Arca South could improve residential accessibility and help drive urban decentralization.

The mixed-use estate in Barangay West Bicutan is near Bonifacio Global City, Makati City and the Ninoy Aquino International Airport. Linked infrastructure includes the Taguig City Integrated Terminal Exchange, which is expected to handle as many as 160,000 passengers and 5,200 vehicles daily when operations begin in 2028.

Arca South is also set to host the FTI/Arca South station of the Metro Manila Subway and the North-South Commuter Railway. Partial operations for the first phase of the commuter railway are scheduled to start in the fourth quarter of 2027, while the FTI/Arca South common station is expected to be completed in 2034.

Roy Mendoza, head of planning, innovation and design for Ayala Land Estates, said the estate is positioned to become a nexus for major regional transport projects that could reshape accessibility across Metro Manila. Skyway Stage 4, or the Southeast Metro Manila Expressway, is also set to have dedicated on- and off-ramps within Arca South through Ayala Land’s partnership with San Miguel Corp.

Metro Manila access and estate appeal

Ayala Land said the expressway connection is expected to cut travel time between Quezon City and Taguig to less than 30 minutes from nearly two hours, underscoring the estate’s pitch as a more connected urban location.

The infrastructure push coincides with the turnover of units at Gardencourt Residences, a 2.1-hectare Ayala Land Premier project within Arca South. Ayala Land has started turning over units in the Molave tower, the first of the project’s five residential buildings.

The tower offers one-, two- and three-bedroom units ranging from 68 square meters to 261 square meters. The Narra tower, which will have 230 units, is scheduled for completion in March 2027, with unit sizes ranging from 69 square meters to 259 square meters.

Dindin Gonzales, design management director at Ayala Land’s residential business group, said the project aims to offer a distinct living experience within urban centers. Gardencourt Residences will include a 5,000-square-meter central courtyard, with five residential towers surrounding amenities such as swimming pools, a fitness center, garden spaces and resident lounges. Singapore-based Habitus Design Group designed the project’s amenities.

Our earlier article on the National Housing Expo detailed how DHSUD and Pag-IBIG Fund are bringing together around 50,000 housing units and on-site loan assistance to help more Filipino workers access homeownership options. It also outlined Expanded 4PH program support, including higher loan limits and subsidized or promotional interest rates, alongside developer discounts meant to improve affordability and broaden housing choices in Metro Manila and beyond.
