Highlights

  • Fitch Ratings affirms Host Hotels & Resorts, L.P. and Host Hotels & Resorts, Inc. at 'BBB' with a stable outlook, maintaining 'BBB' ratings on senior unsecured notes, term loans, and the revolving credit facility.
  • Host Hotels & Resorts' EBITDA net leverage remains below 2.5x, providing flexibility for acquisitions, reinvestment, share repurchases, and dividends while the company actively evaluates potential acquisitions.
  • HST raises its full-year 2026 RevPAR and EBITDA guidance, attributing the growth to pricing power, improving group bookings, Maui's recovery, and stable business transient demand.

Credit profile and operating support

As reported by Fitch Ratings, the agency affirms Host Hotels & Resorts, L.P. and Host Hotels & Resorts, Inc. at 'BBB', while also maintaining 'BBB' ratings on senior unsecured notes, term loans and the revolving credit facility.

Fitch says the rating is supported by HST's conservative balance sheet, strong contingent liquidity and a large, high-quality portfolio that is more than 99% unencumbered. The agency also cites resilient operating performance, broad geographic diversification and disciplined capital allocation, while noting risks from hotel-sector cyclicality, a high fixed-cost model and concentration among brands and operators.

Host Hotels & Resorts maintains EBITDA net leverage below 2.5x, which Fitch says gives the company flexibility to pursue acquisitions, reinvestment, share repurchases and dividends opportunistically. Management says transaction activity has increased and the company is actively evaluating potential acquisitions, although it remains selective.

Fitch adds that demand trends remain favorable across leisure, group and business transient travel, helping support RevPAR growth and margin expansion. HST also raises its full-year 2026 RevPAR and EBITDA guidance, aided by pricing power, improving group bookings, Maui's continued recovery and stable business transient demand in key urban markets.
