BPI, DMCI Homes expand cross-border payment collections for U.S.-based buyers
U.S. buyers pay direct

Philippine lenders and property developers are widening digital payment options for overseas Filipinos investing in homes back in the country. BPI and DMCI Homes are now using a cross-border collection setup that lets U.S.-based customers pay monthly amortizations directly from their bank accounts.

Highlights

  • BPI partnered with DMCI Homes to launch an Overseas Collection Arrangement enabling U.S.-based buyers to pay Philippine property amortizations via their U.S. bank accounts.
  • The new system provides DMCI Homes with real-time transaction settlement, enhancing payment reconciliation, collection tracking, and reducing remittance delays for overseas Filipino investors.
  • BPI reported net income declined to P15.91 billion in Q2 from P16.32 billion year-on-year, with shares closing 0.85% lower at P99.15 on Tuesday.

U.S. payment collection rollout

As reported by BusinessWorld Online, citing BPI, the bank has partnered with DMCI Homes, the real estate arm of DMCI Holdings, Inc., to facilitate the collection of property payments from the developer’s customers in the U.S. The bank says its Overseas Collection Arrangement solution supports cross-border payments and allows buyers to settle monthly amortizations through their U.S.-based bank accounts.

After signing a contract with DMCI Homes and agreeing on an amortization schedule, customers receive a payment link that they can use to enroll their bank accounts. Payments are then debited from those enrolled accounts, giving the developer a more direct collection channel for overseas buyers.

DMCI Homes says transactions are settled to the company in real time, reducing issues tied to traditional overseas remittances. The developer adds that the facility is expected to help Filipino homebuyers abroad through a more seamless payment experience while easing concerns over transfer delays and foreign exchange processing.

The system also gives DMCI Homes collection and settlement reports so it can track payments and match them against expected receivables. That is intended to improve reconciliation and ensure that buyers’ payments are accounted for and settled promptly.

Operational impact for banking and property services

BPI Transaction Banking Head Edgardo R. Marcelo, Jr. says the partnership is meant to streamline collections for DMCI Homes, particularly for its U.S.-based customers, while making payments easier for property owners. DMCI Homes President Alfredo R. Austria says the arrangement gives the company a more seamless way to manage payments from U.S.-based buyers and improves visibility over collections.

DMCI Homes says the arrangement is part of its broader effort to enhance the customer experience for overseas Filipinos investing in Philippine real estate. For BPI, the Overseas Collection Arrangement forms part of its wider transaction banking and cash management offering for businesses, combining digital enrollment, automated collection and reporting tools for Philippine companies serving overseas customers.

BPI reported that net income fell to P15.91 billion in the second quarter from P16.32 billion a year earlier. For the first half, profit edged down to P32.83 billion from P32.96 billion, while its shares closed 0.85% lower at P99.15 on Tuesday.

SEON’s expansion push in the Philippines focused on rising demand for fraud prevention as digital payments and remittance activity grow and compliance requirements tighten. Our earlier report noted that, through its partnership with Exist Software Labs, SEON aims to broaden its client base beyond fintech to include traditional banks, remittance providers, and payments businesses by combining its cloud platform with local market data and relationships.
