GS Mortgage-Backed Securities Trust notes receive Fitch expected AAA ratings
GS MBS earns AAA ratings

GS Mortgage-Backed Securities Trust 2026-PJ10 is moving ahead with a residential mortgage-backed securities issuance backed by 320 prime fixed-rate loans totaling about $380.6 million. The expected ratings cover multiple classes of notes and reflect Fitch's view that the transaction's credit enhancement and structure can support payments under AAA stress scenarios.

Highlights

  • Fitch assigned expected AAA(EXP)sf ratings to GS Mortgage-Backed Securities Trust 2026-PJ10 notes backed by 320 prime, fixed-rate mortgages totaling $380.6 million.
  • Fitch modeled a 9.3% probability of default, 35.7% loss severity, and 3.3% expected loss under AAAsf stress, supported by a senior-subordinate, shifting-interest structure.
  • Sensitivity analysis shows a 10% home price decline below a 37.4% projected fall would downgrade all rated classes by one category, indicating high housing market exposure.

Transaction structure and rating basis

As reported by Fitch Ratings, the expected ratings apply to mortgage-backed notes issued by GS Mortgage-Backed Securities Trust 2026-PJ10, including the A-1L, A-2L, A-3L and several A classes, all assigned AAA(EXP)sf. The transaction is backed by a pool of 320 prime, fixed-rate mortgages with an aggregate balance of roughly $380.6 million at the cutoff date.

Fitch says its analysis of the underlying mortgage assets produces a final probability of default of 9.3% under its AAAsf stress, with a loss severity of 35.7% and an expected loss of 3.3%. The agency also says the deal uses a senior-subordinate, shifting-interest structure, with subordinate classes limited to scheduled principal and locked out from unscheduled principal or prepayments for five years.

Fitch adds that the available credit enhancement is sufficient for the assigned rating levels after modeling defaults, prepayments, delinquencies and interest-rate scenarios. The agency says the structure also addresses the recoupment of advances and possible leakage of principal to more subordinate classes.

Operational safeguards and housing sensitivity

Fitch says third-party due diligence was performed on 100% of the loans by loan count, and that fully reviewed loans receiving final grades of A or B qualify for an approximate 5% reduction in probability of default assumptions. The agency also expects the transaction parties and legal framework to meet its global structured finance criteria, with the issuer structured as a bankruptcy-remote special purpose vehicle.

The ratings are not subject to a cap, according to Fitch, which says the transaction does not show the operational, structural or product risks that can limit U.S. RMBS ratings. Its sensitivity analysis indicates that an additional 10% decline in home prices beyond the model-projected 37.4% market value decline at AAA would lower all rated classes by one full category.

On the upside, Fitch says a 10% increase in home prices with no assumed overvaluation could support a full-category upgrade for rated classes that are not already at AAAsf. That points to continued sensitivity of subordinated tranches to housing market performance even within a highly rated prime mortgage pool.

Our earlier article on Fitch’s affirmation of Leeds Building Society’s A- long-term issuer rating highlighted the lender’s resilient mortgage asset quality, strong capital buffers and stable liquidity position, alongside the constraint of limited business diversification. We also noted Fitch’s view that conservative underwriting and relatively low loan-to-value ratios help contain potential losses, even as profitability has softened and some moderate asset-quality deterioration is expected over time.
