Fitch assessment of credit profile
As reported by Fitch Ratings, NEXT Properties' Long-Term Foreign and Local Currency Issuer Default Ratings remain at 'BBB-' with a Stable Outlook, with the agency citing a strong business profile in Mexico's industrial real estate sector. Fitch says the company benefits from a high-quality asset base, robust growth fundamentals, high occupancy and an adequate share of unencumbered assets.Fitch expects NEXT Properties to sustain growth while keeping leverage in line with the current rating. The agency says the credit profile remains similar to that of parent Fideicomiso Fibra UNO, or FUNO, reflecting FUNO's majority stake in the joint venture, consolidation of Fibra NEXT and the controlling group's role in key committees.
At the second quarter of 2026, NEXT Properties has about 7.7 million square meters of gross leasable area. Fitch expects occupancy of about 97%, notes a weighted average lease term of 3.5 years and says the top 10 clients account for less than 20% of gross leasable area and annualized base rent.
Fitch estimates net leverage will stay around 5.4x over 2026 to 2029, while net loan-to-value remains below 40% and unencumbered assets to net unsecured debt stays around 3x. The agency also expects EBITDA margins near 85% in the medium term, supported by rent growth, high occupancy and a larger portfolio.
Growth plans and sector implications
NEXT Properties is expected to keep expanding through a balanced strategy that includes additional debt, equity follow-ons and other initiatives. Based on its current acquisition and development pipeline, Fitch says the company is expected to fully deploy the USD831 million raised from Fibra NEXT's 2025 IPO and follow-on offering during 2026.Fitch says demand for the company's assets remains relatively resilient even as uncertainty tied to the U.S.-Mexico-Canada Agreement, trade policy and geopolitical events weighs on some manufacturing-linked industrial portfolios. More than 60% of NEXT Properties' portfolio is tied to logistics and e-commerce, which the agency views as offering some insulation from those risks in Mexico.
The agency also flags governance and group structure as a constraint on the rating, applying a one-notch adjustment from a standalone credit profile of 'BBB' because of ownership and decision-making concentration, as well as group structure transparency and contagion risk. Fitch says FUNO's structure is more complex than peers because it consolidates and controls Fibra NEXT, which in turn consolidates NEXT Properties.
On liquidity, Fitch describes the company's position as solid, supported by cash on hand, operating cash flow, a manageable amortization profile and committed credit lines. As of June 30, 2026, NEXT Properties has MXN5.4 billion in readily available cash, against MXN17.2 billion of debt maturing over the next 18 months.
Among Mexican peers, Fitch says NEXT Properties is well positioned within the 'BBB-' category but remains one notch below Fibra Prologis and Vesta, which benefit from stronger financial profiles and less complex group structures. Fitch's assumptions for 2026 to 2029 include portfolio growth to 8.6 million square meters, occupancy around 97%, average capex of MXN7.3 billion and dividends of about MXN5 billion to MXN7 billion over the next four years.
In our earlier article on Fitch’s affirmation of OHLA’s B- long-term issuer rating with a Stable Outlook, we noted that the agency pointed to improving operating performance and leverage, but emphasized that liquidity headroom remains limited. The report highlighted constraints such as cash held in joint ventures, a lack of committed credit lines, and ongoing litigation and working-capital volatility that could weigh on cash flow visibility and financial flexibility.
