Lance Lambert reports that the average 30-year fixed mortgage rate is 6.75 percent today.
He adds that the same rate was 6.99 percent on this date last year. The 10-year Treasury yield is 4.66 percent, and the current spread stands at 209 basis points.
Lambert previously noted that the monthly mortgage spread peaked at 296 basis points in June 2023 before narrowing to 201 basis points by April 2026, according to his earlier reporting. Separately, he reported that homebuilders in the Sun Belt curbed the rise in unsold new-build inventory by increasing incentives and slowing home starts in another report.
