Williams-Sonoma stock gains as margin growth offsets weak U.S. housing market
Williams-Sonoma defies housing slump

Home furnishings demand remains under pressure as elevated interest rates and higher living costs weigh on U.S. housing activity and consumer spending. Even so, Williams-Sonoma is standing out in the sector by preserving profitability, expanding full-price sales and building momentum at brands including Pottery Barn.

Highlights

  • Williams-Sonoma shares are up about 23% year to date and over 200% in three years, outperforming key competitors and the S&P 1500 Home Furnishings index.
  • Operating margin increased from 7.9% in 2019 to 17.6% in 2021 and held steady despite revenue falling to $7.81 billion in 2025 from $8.25 billion in 2021.
  • The company received a $200 million tariff refund in February 2025 while B2B sales, now $1 billion annually, are projected by management to potentially double in the coming years.

Profit model supports share performance

As reported by CNBC, investors are rewarding Williams-Sonoma for lifting operating margins and sustaining profits even after sales eased from post-Covid housing boom levels.

The company’s shares are among the top-performing retail stocks of the year, rising about 23% year to date as of Friday and outpacing the S&P 1500 Home Furnishings index as well as rivals including Wayfair, Arhaus, Ethan Allen and RH. Over a three-year period, the stock has climbed more than 200%, despite a housing market that remains sluggish.

Chief Executive Laura Alber says the company has focused on product, service, quality and storytelling to attract new customers and bring existing shoppers back to its brands. Williams-Sonoma, which also owns Pottery Barn and West Elm, has improved its operating margin from 7.9% in 2019 to 17.6% in 2021, then held profitability relatively steady even as revenue later declined.

Analysts say management has benefited from cutting promotions, improving supply chain efficiency and leaning on e-commerce, which accounts for more than two-thirds of sales and typically carries higher margins than physical stores. Revenue totaled $7.81 billion in 2025, down from $8.25 billion in 2021, while operating income was nearly unchanged.

Growth drivers and sector risks

Williams-Sonoma is also using full-price selling, business-to-business expansion and artificial intelligence tools across customer-facing and back-end operations to support growth in a softer market. Analysts say recent momentum at Pottery Barn could provide another catalyst for future gains.

In the U.S., which generates 96% of the company’s sales, home furnishings demand is closely tied to home purchases, but high borrowing costs have slowed that cycle. The company is trying to capture a larger share of existing demand rather than relying on a broader housing recovery.

Risks remain, particularly from tariffs. More than 80% of Williams-Sonoma’s merchandise purchases in 2025 came from foreign manufacturers, leaving the retailer exposed to trade policy shifts, although it received a $200 million tariff refund after a Supreme Court ruling in February on duties imposed under the International Emergency Economic Powers Act.

Williams-Sonoma also says its B2B business, which currently generates about $1 billion in annual sales, could double over the next several years, offering a potential additional engine for growth beyond its consumer retail base.

U.S. housing market concessions and price cuts are becoming more common as elevated mortgage rates and near-record home prices keep many buyers on the sidelines. Our earlier coverage noted that seller incentives are rising alongside growing inventory—especially in Sun Belt markets—highlighting how a prolonged housing slowdown can spill over into demand for big-ticket home-related purchases.
