Lambert previously reported that the U.S. 30-year fixed mortgage rate reached 7.17 percent, up from 6.35 percent a year earlier, when the 10-year Treasury yield stood at 4.96 percent. He also noted the 7.17 percent level marked a new 52-week high in a separate update on rising Treasury yields. These earlier milestones provide context for today’s elevated rate and spread.
