DDC 01 Propco LLC wins BB- Fitch rating as CoreWeave lease underpins data center debt
Fitch BB- for data center

A long-term lease tied to CoreWeave is supporting investor visibility over cash flow at DDC 01 Propco LLC's data center project. Fitch Ratings assigns the issuer a 'BB-' Long-Term Issuer Default Rating and gives the senior secured notes the same rating, with a Positive Outlook.

Highlights

  • Fitch assigned a BB- rating with Positive Outlook to DDC 01 Propco LLC, driven by a 15-year triple-net lease with CoreWeave, Inc., maturing 2031.
  • The project faces manageable construction risk, buffered by a guaranteed maximum price contract, pre-commencement rent at 10% of construction spend, and a six-month debt service reserve.
  • Fitch's base case projects a 1.08x average debt service coverage ratio through 2031 and 3.5% annual rent escalations once each hall is ready-for-service, though rating is constrained by CoreWeave's credit profile.

Lease structure and construction support

As reported by Fitch Ratings, the rating reflects contracted revenue from a 15-year triple-net lease with CoreWeave, Inc., which Fitch also rates at BB- with a Positive Outlook. The agency says the debt matures in 2031 but can fully amortize within the initial lease term under its rating case, reducing exposure to lease renewal risk.

Fitch says completion risk is manageable despite the project's early construction stage and a three-month delay linked to permitting and earlier adverse weather. It cites a guaranteed maximum price contract, pre-commencement rent based on cumulative construction spending, adequate contingencies, and the execution record of DPR Construction and the sponsor on similar projects.

The lease terms also bolster the assessment because they do not include customary tenant termination rights, rent credits or abatements for delays, including power-related delays. During construction, the tenant pays monthly pre-commencement rent equal to 10% of cumulative landlord construction costs, while a pre-funded six-month debt service reserve adds another buffer against delay risk.

Cash flow metrics and sector implications

Fitch's rating case produces an average debt service coverage ratio of 1.08x through 2031 and a project life coverage ratio of 1.13x at refinancing. While the agency says those measures are consistent with a higher rating, the final rating remains constrained by CoreWeave's credit profile.

Revenue stability is further supported by fixed rental income under the 15-year lease, which includes two five-year extension options and annual rent escalations of 3.5% after each hall reaches ready-for-service status. Fitch says rent is generally not subject to credit or abatement except in narrowly defined insurable casualty scenarios, while assignment rights are limited and third-party assignments require landlord consent.

The issuer has informed Fitch about a potential lease assignment to an investment-grade entity, but the agency says it does not currently give credit to that arrangement in its analysis. Fitch adds that the debt cannot fully amortize over the term of the assigned lease, after which the lease obligation reverts to CoreWeave.

In our earlier coverage of election-driven volatility and AI data center financing in the U.S., we highlighted how rising capital needs and tightening returns are colliding with growing state and local policy scrutiny. We also noted that the scale and complexity of the data center buildout—along with increasingly intricate financing structures—could heighten broader credit risks beyond the sector itself.
