Surveillance review highlights asset performance

As reported by Kroll Bond Rating Agency, all outstanding ratings on BMO 2024-5C7 are affirmed following a surveillance review that indicates overall stable pool performance since securitization.

As of the October 2026 remittance period, three specially serviced assets account for 5.5% of the pool balance. Of those loans, two representing 2.3% of the pool are 90 or more days delinquent, while one representing 3.2% is in foreclosure.

KBRA also identifies seven K-LOCs, including the specially serviced assets, totaling 19.4% of the pool balance. One of those loans carries an estimated loss, with KBRA assigning a loss given default of $2.64 million to 215 East Apartments and a loss severity of 15.1%.

Credit metrics and pool risks remain broadly stable

The transaction's weighted-average KBRA loan-to-value ratio stands at 94.5%, compared with 94.2% at the last review and at securitization. Its KBRA debt service coverage ratio is 1.52x, versus 1.50x at the last review and at securitization.

The flagged loans span several risk categories, including delinquency, foreclosure, low debt service coverage and property damage. The largest K-LOC by current in-trust balance is Louisa Apartments at $58.4 million, followed by 1188 North 1st Street at $43.2 million and AL & SC Multifamily Portfolio at $30.4 million.

The concentration of specially serviced and watchlisted assets indicates continuing pressure in parts of the pool, but the affirmations suggest those risks remain contained within current rating expectations.

KBRA’s Credit Compass on Europe’s IMF outlook examined how an uneven regional recovery is shaping credit conditions, with stronger momentum in Germany, the UK and Spain while France remains a laggard. Our publication previously noted that persistent inflation risks, tight fiscal headroom, and shifting trade dynamics can feed through to borrowing costs and investor sentiment, creating fragmented credit risks across the region.
