The average 30-year fixed mortgage rate has declined to 6.15 percent today.

Lance Lambert notes that this is a drop from the same day last year, when the rate stood at 6.74 percent. Additionally, the 10-year Treasury yield is at 4.06 percent, resulting in a spread of 209 basis points.
